1.1 GREAT COMMUNICATION IS OUR #1 PRIORITY

IN AN EFFORT TO OVERLY COMMUNICATE KEY PARTS OF OUR POLICIES, BELOW ARE A FEW IMPORTANT THINGS TO MAKE

SURE EVERYONE IS ON THE SAME PAGE WITH. PLEASE TAKE A MINUTE TO REVIEW THESE BELOW.

1.2 OCCUPANTS

Be sure t o list anyone over 18 that will be staying with you full-time or more than 5 visits per month. Failure to do so can lead to an eviction.

1.3 TERM OF AGREEMENT

Be sure to let us know your renewal plans 30 days or more before this lease expires. Failure to do this can result in your lease converting to

month-to-month and subject to market rates at that time.

1.4 TRANSFERS AFTER MOVE IN

Transfers are available after move in but are not guaranteed. Please read over the Transfer Policy in our lease.

1.5 LATE FEES

Any payments made after the 5th will be subject to a $50 late fee.

1.6 BREAKING THE LEASE TERM

Moving out before you lease term has expired can result in a charge for up to 75% of the remaining lease amount.

1.7 SELF-HELP EVICTION

Mississippi allows landlords to evict tenants by self-help without a court order by a judge. Landlord does utilize the self-help eviction by

notifying the said tenant by letter that all belongs will be removed from the property within 72 hours of the notice date. The tenant does

understand that they must comply with this agreement and can not breach the peace when conducting a self-help eviction.

1.8 SAME CONDITION

At move out, we expects the unit to be in the same condition with the exception of wear and tear, the return of all keys. Failure to do these

things can result in additional charges added to your ledger and turned over to collections.

1.9 APPOINTMENTS

If you schedule a service call and do not show you will be charged $75 per occurrence.

1.10 COLD WEATHER

During cold weather you must keep heat and water on to prevent pipes from freezing.

1.11 HOUSEKEEPING

You are responsible for proper house cleaning and trash picked up at you property. Failure to do so can result in a fine up to $100.

1.12 LOCKOUTS OR ADDITIONAL KEYS

There is a $50 fee to make new keys or come let you in if you are locked out. In the event that you change the locks to the rental unit a fee of

$75 will be added to the tenant ledger.

1.13 PETS

We have a ZERO pet policy.

1.14 LAW ENFORCEMENT

If you have 3 or more complaints or if the law is called only once, you are subject to immediate eviction.
